This Privacy Policy describes how GBH Management LLC (operating as GBH Property) and Affordable Living MHC Homes LLC ("we," "us," or "our") collect, use, and protect your personal information when you inquire about homes at our manufactured housing communities, visit our websites, or participate in our SMS messaging program.
We collect personal information that you provide to us, including: your name, phone number, email address, the community or home you inquired about, tour scheduling preferences, and the content of messages you exchange with us (including text messages and emails). We collect this information when you submit an inquiry about one of our homes or communities, complete our website inquiry form, communicate with us by phone, text, or email, or schedule a tour.
We use your information to: respond to your inquiry about a home or community; provide information such as pricing, floor plans, and move-in costs; schedule, confirm, and remind you about tours; respond to your questions; provide customer support; maintain records of consent and communication preferences; and comply with legal obligations.
We operate an optional SMS program ("GBH Tour Scheduling") to follow up on inquiries about homes at our communities. SMS consent is optional and is never a condition of submitting an inquiry, scheduling a tour, or receiving any other service from us.
How enrollment works. SMS consent is a separate choice from submitting an inquiry. On our website inquiry form, the SMS consent selection is its own question with nothing pre-selected; you can decline it and still submit your inquiry, and if you decline you will receive no text messages. If you opt in to texts, you will receive a single confirmation text message from Lisa, our AI assistant, identifying us and the community you asked about. You are enrolled in the SMS program only if you reply YES (or another affirmative keyword such as Y, SURE, OK, or START) to that confirmation text. If you do not reply affirmatively, you will receive no further text messages. Providing your phone number alone does not enroll you in the SMS program.
What you will receive. Enrolled participants receive tour scheduling links, information about the home or community they inquired about (such as lot rent, floor plans, and move-in costs), conversational replies to their questions, and up to two reminder messages if a tour is scheduled. Participants typically receive approximately 3 to 8 messages over a 21-day period. Message frequency varies. Message and data rates may apply.
How to opt out. You may opt out at any time by replying STOP, UNSUBSCRIBE, QUIT, END, CANCEL, or REMOVE to any message. Opt-outs are honored immediately and permanently across all of our SMS channels. For help, reply HELP to any message or contact support@gbhproperty.com.
We do not sell, rent, or share your mobile phone number or SMS opt-in data with any third parties or affiliates for their marketing or promotional purposes. All the above categories of personal information exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
We use service providers to operate our business, such as messaging delivery, email delivery, scheduling, and customer relationship management platforms. These providers process information on our behalf, are contractually required to protect it, and may not use it for their own marketing purposes.
We may disclose personal information where required by law, regulation, legal process, or governmental request, or where necessary to protect our rights, property, or safety or that of others.
We use commercially reasonable safeguards to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. We retain personal information for as long as reasonably necessary for the purposes described in this policy, including maintaining records of SMS consent and opt-outs as required for compliance.
You may opt out of SMS messages at any time as described in Section 3. You may unsubscribe from marketing emails using the link in any email. To request access to or deletion of your personal information, contact us using the information below. Note that we retain records of SMS opt-outs permanently so that we do not message you again.
Our services are not directed to children under 13, and we do not knowingly collect personal information from children under 13.
